Why should a commercial real estate construction, development, and property management firm, that manages over 20 million square feet of real estate, think their 100k square foot headquarters building needed any attention to energy? After all, it was built in 2008 and was LEED NC Gold certified.

The firm is a new client of the Egan Company, one of the oldest, largest and fastest growing integrated specialty contractors in Minnesota. As part of the Egan Company’s vast portfolio of services, they utilize a comprehensive energy accounting system, UtilityTrac, to analyze and manage utility data for their clients. UtilityTrac helps make sense of utility cost and energy in order to understand a building’s efficiency and to identify potential energy saving opportunities.

According to a statement from Stephen Todd, Director of Energy Services for the Egan Company, “The results were eye opening! We used UtilityTrac to benchmark their building against similar buildings which showed it was extremely inefficient. Further analysis of the UtilityTrac data led us to justify the implementation of improvements. The system also enables us to track the savings utilizing a comprehensive measurement and verification feature. Savings realized within the first 3 months more than made up for the total cost of the improvements. At this rate, they should see a reduction in their total energy spend by more than 30%.” Todd went on to say “By continually monitoring their energy use and cost, we can now keep an eye out for potential unexpected problems or billing errors.”

When asked why the Egan Company uses UtilityTrac, Todd responded “The old saying, ‘You can’t manage what you don’t measure’ is fact. There is no way a spreadsheet or even other tools provide the level of tracking and analysis that UtilityTrac provides. This product has enabled us to offer a service that our clients highly value, enabling us to acquire new clients while holding on to existing ones.”

UtilityTrac is a product offered by FacilityDude, Inc. who provides an integrated suite of web-native facility management solutions that are easy to use, affordable and scalable to help organizations save money, increase efficiency and improve services.
